SUMMARY

The Junior Architectural Technologist /Design Specialist is responsible for implementing design concepts through to a completed construction project. They will be responsible for day to day tasks executing projects assigned to them and tracking their deliverables and hours spent, reporting to the intermediate, senior and team lead as required.

The Junior works with internal BGIS staff as required, to ensure timely, successful implementation of design and construction initiatives.

KEY DUTIES & RESPONSIBILITIES

  • Support interior design activities including project work, specification writing, tender drawing creation, renderings, contractor management, deficiency identification and problem solving.
  • Assists in developing and preparing material cost estimates, project specifications and tender documents, including permit drawings and applications. Works towards schedules and monitor progress against timelines.
  • Assists in the preparation of technical documentation such as details, millwork drawings, section and material specifications.
  • Assists in the development of documentation and implementation of design implementation processes, policies and procedures.
  • Completes renderings in the form of 3-D renderings, work drawings, plans, models and schemes using computer-aided design (CAD) software, as required
  • Complete assignments to meet schedule, budget and technical needs as assigned; strive to ensure that projects are started with adequate lead time to complete within client time parameters and to meet Brookfield Global Integrated Solutions and team needs with respect to work-loading and overall financial considerations
  • Performs work with supervision.
  • Takes responsibility for your individual and the team's results.
  • Estimates and prioritizes work to maximize value while considering risk, effort and dependencies.
  • Raises impediments, risks, and issues as early as possible and work with the team to mitigate as needed.
  • Develops architectural detailing to support design concepts. Executes design projects within pre-established budget, time and architectural program limitations.
  • Validates design standards are implemented where required, undertakes importance and implementation of standards.
  • Undertake Space Planning responsibilities, as required.
  • May act as first point of contact, collecting information from clients, consultants and internal team members and conducts site visits to validate existing clients’ spaces / spatial requirements, and deficiency review at completion.
  • Gains approval of project designs by team lead or senior designer where required, to meet internal business representatives and Project Managers expectations.
  • Applies applicable building codes (e.g. egress and life safety) and liaise with local authorities as required, for purpose of gaining layout approvals, contract documents, and contraction permits.
  • Complies with all regulatory, environmental, health and safety requirements.
  • Incorporates sustainable practices, where practical, into project delivery, in accordance with company processes.
  • Attends internal team meetings and provides status updates as required.
  • Maintain and monitor material library and contracts (furniture/fixtures and equipment).
  • Other duties as assigned

KNOWLEDGE & SKILLS

  • Diploma or Bachelors’ Degree in Interior Design, Architecture or Architectural Technology
  • Working drawings and documentation expertise in Corporate office and retail design
  • Awareness of building issues, building and safety codes, the range of relevant products and materials, ergonomics, LEED, Bill 124 and applicable industry standards and regulations
  • Ability to develop creative but functional solutions to solve Client issues
  • Awareness of cost estimating and project specification writing
  • Effective client service skills with ability to manage client expectations or redirect to supervisor as needed
  • Software proficiencies related to the assignment – MS Excel, Project, Word, PowerPoint, Outlook; AutoCAD; REVIT is an asset.
  • General knowledge of real estate business.
  • Strong working knowledge of design, construction, as well as knowledge of various furniture systems, interiors, materials, and finishes.
  • Strong organizational and time management skills. Ability to manage multiple assignments simultaneously.
  • Results-oriented with strong client service / management skills.
  • Strong interpersonal skills.
  • Excellent verbal and written communication skills, including presentation, documentation and report writing skills.
  • Strong analytical, problem solving skills.
  • Thorough knowledge of construction, mechanical and electrical space impacts.
