SUMMARY

The Technician IV, (HVAC) Critical Environments is responsible for performing preventative and corrective maintenance on building mechanical and electrical equipment and systems for assigned mission critical facilities.  Given the risk associated with mission critical facilities, adherence to established processes and risk management practices is important in order to ensure the reliability of operations and achievement of facility uptime objectives.  The Technician IV, (HVAC) Critical Environment is responsible for performing work in accordance with mission critical facility processes and procedures and for complying with internal and external requirements including but not limited to environmental, health and safety, fire protection and risk management.

At this position level:

Performs preventative and corrective maintenance on facility mechanical and electrical equipment and systems for assigned mission critical facility
Trade certification or license is required:

  • Journeyman level HVAC/Refrigeration license required
  • Journeyman level Electrical license an asset
  • Power Engineering 3rd class, 2nd class or 1st class an asset

KEY DUTIES & RESPONSIBILITIES

Subject to legislative licensing requirements and company policy:

  • Performs work in accordance to established processes and risk management practices to ensure achievement of facility uptime objectives and to mitigate risks
  • Complies with all internal and external requirements including but not limited to environmental, health and safety, fire protection and risk management
  • Performs regular facility, facility electrical and/or mechanical equipment and building systems monitoring and inspection, preventative and corrective maintenance to ensure facility uptime objectives are met, uninterrupted client operation and asset integrity of assigned facilities are maintained
  • Provides observations about facility, electrical and/or mechanical equipment and building systems conditions and deficiencies and provides recommendations for enhancement and repair.
  • Monitors assigned facilities by conducting facility walkthroughs, electrical and/or mechanical equipment and system monitoring
  • Responds to service requests and demand maintenance and performs routine and emergency service on facility equipment and systems
  • Performs non-invasive troubleshooting of electrical building distribution systems – single and redundant electrical distribution systems, generator systems, tie switches, transfer switches, paralleling systems, static switches, UPS and/or battery systems, distribution equipment, relay protection, breakers, panel boards, branch circuit wiring and devices
  • Maintains and repairs mechanical building distribution systems – single and redundant cooling distribution systems, steam and heating systems, complex valves, redundant distribution systems, central and package cooling plants, chilled water storage, boiler plants, cooling towers, dry coolers, water treatment, point of delivery cooling components, and complex central building control systems
  • Records resolution data within service maintenance management database.  Ensures work completed meets quality and contract response requirements
  • Receives, tracks, monitors and reports status of maintenance and repair work within service maintenance management database.  Initiates documents to obtain formal approval of work required.
  • Assists in the implementation of preventative maintenance (PM) program.  Ensures that deficiencies are identified, recorded and escalated, and that related documentations are maintained.
  • Participates in and assists with facility-related projects.
  • Ensures the manner in which work is performed is in compliant with corporate and legislated policies, procedures, practices and guidelines related to environmental, health and safety, fire protection and any other applicable requirements
  • Maintains all assigned tools and arranges for repair and replacement where required
  • Submits all expenditures on a timely basis
  • Assists in enhancing tenant and customer satisfaction and maintaining positive relations through manner in which work is performed and services delivered.
  • Other duties as assigned

Work Requirements

  • Must be able and willing to work shifts, be available for on-call/standby and emergency call-outs as they arise.
  • Must be willing to wear personal protective equipment
  • Must be able and willing to drive to and perform work at multiple sites

Knowledge & Skills

  • 3-5 years or more of facility operations and maintenance work experience, with at least 3 years of critical facility operations and maintenance work experience in environments such as internet data centers, raised floor, server farm, etc.
  • High school diploma plus relevant trades training, certification and licenses
  • Strong level of awareness and understanding of the risk associated with mission critical facilities
  • Advanced ability to adhere to processes and risk management practices, with experience in executing mission critical facility-specific processes and practices
  • Advanced ability to maintain and repair building mechanical and electrical equipment and systems
  • Advanced troubleshooting and resolution skills in order to determine and resolve building mechanical and electrical equipment and system issues
  • Current knowledge of fire, life, safety and building codes and standards and ability to research and apply related codes and standards
  • Possesses a strong environmental, health and safety mindset.  Ability to perform work in a safe manner
  • Strong client-service orientation along with a high sense of urgency
  • Effective communication skills for the purpose of data relay, exchange, feedback, and clarification

Licenses and/or Professional Accreditation

  • Trade certification/licensing is required:
  • Journeyman level HVAC/Refrigeration license required
  • Journeyman level Electrical license an asset
  • Power Engineering 3rd class, 2nd class or 1st class an asset

Trade certification in one or more of the following – preferred:

  • Systems Maintenance Administration Certification
  • Systems Maintenance Technician Certification
  • Certified Data Center Specialist
  • Certified Data Center Professional

In addition:

  • Must meet enhanced security clearance requirements
  • Valid drivers’ license
